Liquid Asphalt Sealer is an economic product that brings back the fresh black as night finish, prevents oxidation and is weatherproof. Liquid asphalt is a product that will last one year, with enough residual to know that something was applied to the parking lot the next year. We don’t add cut back or any other by-product to our sealer. Liquid Asphalt Sealer is more slippery and shiny than the Slurry sealer. This service will include sweeping and blowing of the asphalt surface.
We are also able to compact and seal recycled asphalt driveways to better lock in the surface and provide longevity.

HOW MUCH WILL IT COST TO SEAL MY DRIVEWAY?
Our driveway sealing prices are based on the square footage of your driveway (which you can find by multiplying the length and width of your driveway). Cracks and oil stains are extra, so give us a call at 613-542-4200 or submit a contact form, and we will be happy to assist you.

A Word of Caution
If someone comes to your door and asks if you want your driveway sealed, be careful. There have been a lot of issues with fly-by-night contractors in the Southeastern Ontario region. These contractors use bad products and poor application methods, and you are not able to track them down after for warranty issues such as product refusal to cure, gooey sealer, tracking sealer into the home and vehicle, etc. These individuals offer you a lower price, but there are risks involved. Please remember to always deal with a local reputable contractor for your protection.
Risk Factors
Your driveway may be a little sticky after the initial application, and the liquid asphalt sealer covering could track into your house or business, get onto children’s clothes while playing outside, or onto any sports equipment used in the driveway for the first week or so. Slipping hazards, especially when it rains and or in the winter months, are also an issue but it is the most economical option to enhance the appearance of your driveway.
Slurry Sealing
Slurry Seal is a special rubberized emulsion-based formula, which is gas, and oil-resistant. It preserves and extends pavement service life when applied to dust and oxidize-free surfaces. Durability is high due to the addition of fine aggregate at a rate of 3 lbs per gallon. Approximate service life 3-4 years with pre-washing before application.
What is slurry sealcoating, and why is it necessary for your pavement?

Gray vs Black (Before & After)
Oxidation, the graying in colour of asphalt pavement, is a sign of fatigue, aging and general surface deterioration. When unprotected pavement becomes oxidized, the aggregate will begin to ravel from the surface, making the pavement rough. Once the surface becomes brittle, cracks develop, and the pavement deteriorates. Furthermore, water, which accumulates in open pavement structures, is a major cause of pavement damage. Preventive maintenance before these damaging elements get a hold on your pavement is important.
Slurry Seal Coating is Long Lasting
Slurry Sealcoating is the most cost-effective maintenance procedure available. It also enhances the appearance of your pavement by giving it an attractive, smoother, easy-to-clean, black colour finish. Silica sand and rubber emulsifier is added to the emulsion-based sealer to provide a heavier wearing surface, which means that the sealer will last longer and will be more skid-resistant than liquid asphalt sealer, which does not contain sand.

Driveway Sealing Procedures
Step 1: Clean & Trim the Edges Trim grass and weeds along the side of driveway, if required, and any growing weeds through cracks and along the edges of sidewalks as best we can.
Step 2: Power Clean! Power-clean the surface using industrial blowers. If the surface requires it, we will use ultra high pressure water blasters to remove all grime and oxidization. This will insure the best surface for a proper bonding once the sealer is applied.
Step 3: Fill em up! Once the driveway is power cleaned, we then fill in the main cracks. Note: Please keep in mind that we only fix the main cracks. If the driveway is old and has alligator cracking, we will not fill them in.
Step 4: Remove Stains & Debris Oil stain removal. Main oil stains that have been left behind from your car or any spillage of other types of oils, grease etc. will get burned out with our special driveway torches before sealing. This insures that it won’t bleed through the sealer, especially in the hot summer days. We also have a spot primer if required and in worst case scenarios remove and replace with new asphalt.
Step 5: Get Started, but Keep it Clean! Once the main cracks are done, we then start the asphalt sealing process. First the surrounding edges get done and protected by a board as we spray along the edges and concrete.
Step 6: Let’s Seal it Up! Once the cracks are done, we then seal your driveway with a heavy duty coat of pure liquid asphalt with a two-stage overlap application. This will give a nice even finish to your driveway surface.
